Unlike in previous years, housing prices in Sanya during this winter season are not showing significant increases, as a result of uncertainty about the property market influenced by the national house purchasing restrictions.

According to figures from the National Bureau of Statistics (NBS), Sanya’s newly-built residential selling prices and second-hand housing prices last December were up slightly over November.

Mr. Huang, Customer Manager of a real estate agent in Sanya  said that at present, Sanya property prices remain stable with a slight decline and the returns to investment have been very low, so some homeowners are trying to sell their houses quickly. However, buyers were on the fence due to the consistently falling prices.

Miss Gu, a property consultant with years of real estate experience, said that as most cities in northern China are experiencing a cold winter and heavy smog because of the air pollution this year, many tourists have moved to Sanya to enjoy the fresh air and warm winter. These people, many of whom have a strong desire to purchase a house in Sanya, are still waiting because they believe prices have not yet bottomed out.

Most potential homebuyers are planning to purchase a house in Sanya in the summer, which is the off-season for Hainan real estate.
